MULTI-UNIT BUILDINGS

Multi-unit buildings are one of our specialties. Our unique system allows us to efficiently & comprehensively inspect all units in the building. We can go right down a row of apartments floor by floor or move around to different apartments based off apartment occupants availability to provide access. We use a specialized reporting format for all multi-unit apartment building findings to put the action items into proper perspective.

INFRARED THERMAL SCANNING

We offer Infrared (IR) thermal photography & moisture detection services to get a more exhaustive analysis of moisture related issues, leaks & intrusion problems. IR scanning can be done to find heat issues in electrical systems or appliances, as well as air leaks in air conditioning ducts, and uneven insulation installations. This allows us to reveal information that otherwise is not detectable.

SOIL SURVEYING

A soil survey report will provide information and a map displaying inherent types of soil in any area. Information includes behavioural and performance characteristics of the soil along with descriptions, lay of the land, and types of environment the soil type is found in. ON SITE PROPERTY MONITORING

We offer periodic, regular, or scheduled inspections and visits, as well as monitoring of the premises, overseeing of vendors and repair people. This includes monitoring repair and maintenance work, or landscape and pool maintenance, construction work, and involves regular email & phone consultation to keep you always informed, along with digital reports and photographs of problems or work being done on your property.

ROUGH COST ESTIMATES

Rough cost estimates are provided upon request for specific repair items found during the inspection at an additional fee. Rough cost estimates are useful for getting approximation of what repair costs might be since there may not be enough time during the buying/selling process to source more accurate cost estimates. However, rough cost estimates should not be used for final budgeting.

PERMIT PACKAGES

Permit packages can be obtained, and assistance with the review and interpretation of their contents are available for an added fee. Review of a permit package is often helpful in verifying what post original construction work on the home has been permitted and what has not been. Helping you know if any portions of the home are not permitted.

VERBAL CONSULTATIONS

Verbal consultations are available for those who would like to walk through a property inspection in the same way the inspection would if a report were being completed. We will verbally mention any deficiencies, potential problems, or things you should be aware of and you can list them down in your own notes. Cost for this type of inspection is about half of a normal inspection report.

EDUCATIONAL TALKS

Educational presentations are offered to Realtor organizations, groups and companies to help inform real estate professionals regarding the property and home inspection process. This includes what the full scope of the inspection consists of so that they can better serve their clients.

HAWAII HIGH-RISK COMPONENT RESOLUTION

The Condominium Property Act allows the board to adopt a “high-risk components” resolution (HRS §514B-138). The standard provision in most condominium documents allows the board to take action to make an owner maintain and repair his apartment after something has happened.
